1Agreement to these terms

By visiting sellfastbuyerscleveland.com (the "Site"), submitting the cash offer form, or communicating with us about a property, you agree to these Terms of Use and to our Privacy Policy, which explains how we handle your information. If you don't agree, please don't use the Site.

You must be at least 18 years old and able to enter into a binding agreement to use the Site or request an offer. If you're submitting a property on behalf of someone else, such as an estate, a family member or a business, you represent that you have the authority to do so.

2Who we are

Sell Fast Buyers Cleveland ("we," "us," "our") is a private real estate investment company that buys houses directly from owners in Cleveland and across Northeast Ohio. We buy property for our own account. We are not a licensed real estate brokerage, we do not list homes for sale, and we do not represent you as an agent in any transaction.

3How cash offers work

Requesting an offer

Submitting the form is a request for us to evaluate your property. It is not an offer to buy, and it doesn't obligate you to sell or us to purchase. We may decline to make an offer on any property for any reason.

What an offer is

Any number we quote by phone, text or email is a preliminary, non-binding estimate. A binding offer exists only when both parties sign a written purchase agreement. That agreement, not these terms and not anything on the Site, controls the sale.

What an offer depends on

  • An in-person or virtual walkthrough of the property and our review of its condition
  • A clear and insurable title, or a workable plan to clear it
  • The accuracy of the information you gave us about the property, occupancy, liens and ownership
  • Where applicable, authorization from a probate court, a lender, or other owners on title

Offers may be adjusted or withdrawn if the walkthrough or title search shows something materially different from what was described. Every offer has an expiration date, after which it no longer stands.

Closing

Closings take place at a licensed Ohio title company. Statements on the Site such as "close in as few as 7 days" or "we cover standard closing costs" describe what is typical for us, not a guarantee. Actual timelines depend on title work, lien payoffs, court schedules and your own availability. Mortgage balances, back taxes, liens and any other amounts you owe on the property are paid from the sale proceeds at closing.

4Not legal, tax or financial advice

The Site describes situations like probate, foreclosure, code violations and divorce in general terms to help homeowners understand their options. Nothing on the Site, and nothing we say in conversation, is legal, tax, financial or real estate brokerage advice. Selling a home has consequences that depend on your circumstances. We encourage you to consult an attorney, accountant or licensed real estate professional before you sign anything, and we welcome you to compare our offer against a listing estimate.

5Your information and accuracy

When you request an offer, you agree that the information you provide is true and complete to the best of your knowledge, and that you'll tell us if something changes. You also agree that you either own the property, are on title, or have written authority from the owner to discuss its sale. Misrepresenting ownership, condition, occupancy or liens may void any offer and any agreement based on it.

How we collect, use and protect your information is explained in our Privacy Policy.

6Calls, texts and emails

By providing your phone number and email and agreeing to be contacted, you consent to receive calls, text messages and emails from us about your property and your offer request. Texts may be sent with an automated system. Consent is not a condition of receiving an offer. Message and data rates may apply. You can stop texts at any time by replying STOP, and you can ask us to stop calls or emails by telling us in any channel.

7Acceptable use of the site

You agree not to:

  • Submit false, misleading or fraudulent information, or requests for properties you have no connection to
  • Use bots, scrapers or automated tools to access the Site or submit forms
  • Attempt to interfere with the Site's security, availability or functionality
  • Use the Site to send spam, solicit our customers, or collect information about other users
  • Copy, republish or resell Site content without our written permission

We may block access or refuse service to anyone who violates these terms.

8Site content and ownership

The text, design, graphics, photos and code on the Site belong to us or our licensors and are protected by copyright and other laws. "Sell Fast Buyers Cleveland" and the associated wordmark are our trade names. You may view and print pages for your own personal, non-commercial use. Any other use requires our written permission.

Market information on the Site, such as typical timelines, comparison tables and neighborhood lists, is provided for general orientation. It reflects our experience in Northeast Ohio and may not match your property or a specific transaction.

9Third-party links and services

The Site runs on third-party platforms, including the customer relationship and form provider that processes your request, and may link to outside websites. We don't control those services and aren't responsible for their content, availability or practices. Your use of them is governed by their own terms.

10Disclaimers

The Site is provided "as is" and "as available." To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose and non-infringement. We don't promise that the Site will be error-free or uninterrupted, that any offer will meet your expectations, or that a sale will close by a particular date or at a particular price. Any binding promises about a purchase live in the signed purchase agreement, not here.

11Limitation of liability

To the fullest extent permitted by law, we and our owners, employees and contractors will not be liable for any indirect, incidental, consequential, special or punitive damages, or for lost profits, lost opportunities or lost data, arising from your use of the Site, from any preliminary estimate we provide, or from a decision to sell or not to sell. Our total liability for any claim relating to the Site or an offer request will not exceed one hundred dollars ($100). This limit does not apply to obligations in a signed purchase agreement, which are governed by that agreement, or to liability that cannot be limited under Ohio law.

12Governing law and disputes

These terms are governed by the laws of the State of Ohio, without regard to its conflict-of-law rules. If a disagreement comes up, we'd like to hear from you first; most issues can be settled with a conversation. Contact us using section 14 and we'll work with you in good faith.

If we can't resolve it informally, any claim relating to the Site or these terms must be brought in the state or federal courts located in Cuyahoga County, Ohio, and you consent to the jurisdiction of those courts. Disputes about a signed purchase agreement are handled as that agreement provides. Any claim must be filed within one year after it arises, unless the law does not permit that limit.

If any part of these terms is found unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver of it.

13Changes to these terms

We may update these terms from time to time. When we do, we'll post the new version here and update the date at the top of the page. Continuing to use the Site after a change means you accept the updated terms. These terms, together with the Privacy Policy, are the entire agreement between you and us about the Site.
