1Who we are

Sell Fast Buyers Cleveland ("we," "us," "our") is a private real estate investment company that buys houses directly from owners in Cleveland and across Northeast Ohio. We operate this website, sellfastbuyerscleveland.com (the "Site"), to let homeowners request a cash offer. We are the party responsible for the information described in this policy.

This policy applies to the Site and to the emails, text messages and phone conversations that follow a request you make through it. It does not cover third-party websites we may link to.

2What we collect

Information you give us

When you fill out the cash offer form or contact us, you may provide:

  • Your name, email address and phone number
  • The address of the property you're asking about
  • Details about the property and your situation, such as its condition, whether it's occupied, any mortgage, liens or probate status, and how soon you'd like to sell
  • Anything else you choose to tell us in a message, call or text

If we move forward with a purchase, we collect the additional information needed to write a contract and close at a title company, such as the names of owners on title and payoff details for existing loans. That information is handled under the purchase agreement and the title company's own policies.

Information collected automatically

Like most websites, the Site records basic technical data when you visit: your IP address, browser and device type, the pages you view, the page that referred you, and the date and time of your visit. See Cookies and analytics for how this works.

Information from other sources

To evaluate a property and prepare an offer, we look at public records such as county auditor and recorder data, court filings, tax records and recent sale prices of comparable homes. We may also receive your information from a partner if you asked them to connect you with a cash buyer.

3How we use it

We use the information we collect to:

  • Respond to your request, evaluate the property and prepare a written cash offer
  • Communicate with you about your property, your offer and a possible closing
  • Follow up if we haven't heard back, unless you ask us to stop
  • Prepare contracts and coordinate with the title company if you accept an offer
  • Run, secure and improve the Site, and understand how visitors use it
  • Comply with the law and protect our legal rights

We do not sell your personal information, and we do not use it to make automated decisions that have legal effects on you.

4Text messages and calls

If you provide a phone number and agree to be contacted, we may call or text you about your property and your cash offer request. Texts may be sent using an automated system.

Consent is not a condition of getting an offer. You can request an offer and ask us to reach you by email only.

Opting out is easy. Reply STOP to any text to stop receiving messages, or reply HELP for assistance. You can also email us at the address in section 12.

Message and data rates may apply. Message frequency varies with your request; most sellers receive a handful of messages while we work on an offer.

Your phone number and text messaging opt-in data will not be shared with or sold to third parties or affiliates for their own marketing or promotional purposes. We share it only with the messaging platform that delivers our texts, as described in section 5.

5Who we share it with

We share personal information only when it's needed to do what you asked, run the business, or meet a legal obligation:

  • Service providers. Companies that host the Site, store our records, and deliver our emails, texts and calls. Our website, forms and messaging run on a customer relationship platform (GoHighLevel / LeadConnector) that processes your information on our behalf under its own privacy commitments.
  • Closing partners. If you accept an offer, the title company, attorneys and, where applicable, the probate court or your lender receive the information needed to close the sale.
  • Buying partners. Occasionally a property fits another local investor better than us. If so, we may share the property details and your contact information with that buyer so they can make you an offer. We will tell you when we do this.
  • Legal reasons. When required by law, subpoena or court order, or to protect the rights, property or safety of us, you or others.
  • Business transfers. If our business is sold or merged, your information may transfer to the new owner under this same policy.

We do not share your information with data brokers, and we do not sell it.

6Cookies and analytics

The Site uses a small number of cookies and similar tools to work properly and to help us understand traffic. These may include:

  • Essential cookies that keep the form working and protect the Site from abuse
  • Analytics tools such as Google Analytics that tell us, in aggregate, which pages people visit and where they came from
  • Advertising measurement pixels, if we run ads, that let us know whether an ad led to a form submission

You can block or delete cookies in your browser settings. Doing so may affect how parts of the Site work. Our Site does not currently respond to "Do Not Track" browser signals, because there is no common standard for them; we treat the Global Privacy Control signal as an opt-out request where the law requires it.

7How long we keep it

We keep offer requests and related communications for as long as we're actively working with you, and for a reasonable period afterward in case you come back or the property becomes available again. If we buy your property, we keep transaction records for as long as tax, title and legal rules require, which is typically at least seven years. You can ask us to delete your information sooner; see section 9.

8How we protect it

The Site is served over HTTPS, and our records are stored in access-controlled systems with reputable providers. Only people who need your information to help with your request can see it. No method of transmission or storage is completely secure, so we can't promise absolute security, but we take reasonable steps to protect what you share with us.

9Your choices and rights

You're in control of how we contact you and what we keep. At any time you can:

  • Stop texts by replying STOP to any message
  • Stop calls or emails by telling us, in any channel, that you'd like us to stop
  • Ask what we have about you and request a copy
  • Correct information that's wrong or out of date
  • Ask us to delete your information, subject to records we must keep for a completed transaction or by law

To make any of these requests, email us using the address in section 12. We'll verify that the request is coming from you and respond within 45 days. We will never treat you differently for exercising these rights.

If you live in a state with a consumer privacy law, such as California, Virginia, Colorado, Connecticut or Texas, you may have additional rights under that law, including the right to appeal a decision we make about your request. Ohio residents are protected by Ohio consumer protection law. We honor valid requests from residents of any state.

10Children

The Site is for adults who own or have authority over real property. We do not knowingly collect information from anyone under 18. If you believe a minor has given us personal information, contact us and we'll delete it.

11Changes to this policy

We may update this policy as our practices or the law change. When we do, we'll post the new version here and update the date at the top of the page. If a change materially affects how we use information you've already given us, we'll let you know by email or text before it takes effect.
